sun path and site plan

sun paths

This is the sun path of my chosen location for the Platform for Peace Project. I chose an alleyway, long and narrow, right beside Lucky's Bar. This chart shows that the sun hits the hardest on the back half of my location during midday. Based off this information I might add more shading and overhang shelters to the far end of the lot to make the space comfortable for guest in any kind of weather. I think I will further work on the small shelter designs and ideas since they will be playing a bigger role in the space then I had originally planned.

site plan

My chosen site for the Platform for Peace open-air space is a slightly wider and longer lot, between the "Lucky's Bar and Grill” and “Mikes Vintage Toys” (zone 6).  My intention is for either the back or front half of the lot to open up creating a space for the focal point of the Platform for Peace Project. This way the bright, colorful tree (focal point) will be more visible to pedestrians walking on the sidewalk or cars driving on the road. The zone in which the space in located is the MNC area of downtown, identified by a light pink color, which means the Mature Neighborhood Commercial District. The area is also deemed part the Dayton Historical District and most of the buildings are created of brick or wood with traditional colors and styles.
My open-air space would be more modern in terms of material, but I am considering the use of wood to incorporate the more historic and natural feel to the space. Since the focal point is a sculptural tree, it is more natural and can reflect some of the district’s original vibe.
Requirements that fall within this zone include the minimum and maximum building height requirements, setbacks and parking. The minimum building heights for the area are 15ft and 65ft maximum. The setbacks being a maximum of 10ft from pedestrian walkways and a minimum of 0ft. The focal point (sculptural tree) must be fairly large and potentially double as a provider of shade, however seating would be within the surrounding space and not directly under the tree. In terms of parking, since it is an open-air space and in downtown, it is currently popular to use the bikes and scooters, a place to park these modes of transportation would be provided alongside the kiosk and bathrooms.

zoning

According to the Dayton zoning map, the location for the Platform for Peace open-air project space falls under “Mature Neighborhood Commercial District” MNC with the corresponding color of a light pink. This includes local businesses amongst the urban commercial district in Dayton. Mostly consisting of restaurants and local shops

They want to provide growth and development of Dayton and accommodate a mix of different uses and transportation options. They also want it to reflect the current structures and accommodate all pedestrians and future needs. In addition, create clear and agreed upon rules for what is allowed in the CBD (Central Business (CBD) District) and UBD (Urban Business (UBD) District) areas.

5.  It has a max setback of 10ft and minimum of 0

UBD wants to reinforce existing character of zero or very small building setbacks and pedestrian-oriented storefront architecture, the design standards are applicable in this District as well.

6. The minimum is 15ft and the maximum is 65ft.

The bulk and height of buildings in the UBD are less intense than buildings in the CBD.
